Onboarding Process & Requirements

How long does the onboarding process take? +

If the unit already has a rental license, onboarding can be completed within 3-5 business days, provided all forms are fully completed. If the unit does not have a permit, the process can take much longer due to the need for township approval and payment for the application. After this, it goes to Centre Region Code for inspection, which can take a minimum of 4 weeks.

What do you need to onboard my property? +

All provided forms (Property Information Sheet, Owner Information Sheet, Consumer Notice, W-9) need to be filled out completely, along with all keys associated with the unit. If the unit is currently leased, tenant ledgers, leases, and tenant & co-signer contact information are also required in addition to the onboarding forms.

Do you have a key lock system in place? +

Yes, all new onboarding properties are required to be put on the CREM Master Lock system. This is a mandatory cost, estimated at $80.00.

Can I rent my unit without a rental permit? +

No, this is a violation of local municipal code. Renting without a valid permit can result in a fine of $300 per day from Centre Region Code, with potential additional fees from the township.

When can you start advertising the property online? +

If there's already a permit, advertising can start immediately. If there isn't a permit yet, marketing can begin once an approved application is received from the township, though it will be listed as "Coming Soon" until an approved inspection from Code. If many items need attention before the permit is obtained, the listing may be taken down until those issues are addressed.

Financials & Rent

Who determines the rent amount? +

As the property owner, you decide the rental amount. However, the property managers offer recommendations based on market trends. They can advertise at your desired rate for two weeks, and if no interest, they will use their recommended rate.

How much do I pay when my property is sitting vacant? +

Only the service/admin fee is collected when the property is vacant. Management and leasing fees are not collected until the property is leased. If maintenance work is being done, you pay for labor and materials.

Can you pay my other bills, like HOA/COA, taxes, insurance and mortgage? +

Yes, this is included in your management fee at no extra charge. You need to ensure these bills are received in a timely manner to avoid late fees.

Can I hold the security deposit? +

For liability reasons, property owners are not allowed to hold the security deposit. Continental holds all funds in a secure account as outlined in the lease, per the Attorney General’s guidelines.

Can I Write off Repair Expenses? +

A year-end/cash flow report is provided, showing all operating income and expenses, including rental income and maintenance repairs, which can be discussed with a tax preparer or financial advisor.

Tenant & Leasing

How do you find qualified tenants? +

Leasing agents explain the screening process to all prospects. All applicants must have a 600+ credit score and income at least 2.5 times the monthly rental amount (gross). They also cannot have accounts in collections, past evictions, or landlord tenant judgments.

Who countersigns the lease? +

Their broker countersigns all leases, and as the assigned property manager, they execute all leases. The property owner does not.

What is the tenant responsible for? +

Tenants are responsible for items that stop functioning due to misuse, negligence, or obvious damage. They are also responsible for light bulbs, smoke detector batteries, and pest control if caused by tenants. Tenants are required to have liability insurance, or they will be automatically enrolled in their system's $15 insurance.

Maintenance & Repairs

Am I responsible for any maintenance? +

As the property owner, you are responsible for items that should be operational and fail due to age, condition, "outside forces," etc., not due to tenant fault. If something is damaged midway through its life, the full charge cannot be placed on the tenant unless it was brand new at move-in and they clearly broke it.

Will you get my approval regarding work involving maintenance and work orders at the property? +

There is a $500 maintenance authorization to complete non-emergency items. Non-emergency expenses exceeding $500 will require your approval.

Can I get multiple quotes for work orders submitted? +

They do not require or request quotes for day-to-day maintenance. The fees provided during the initial consultation are the labor rates for their maintenance team. Most outside vendors do not provide free estimates for common maintenance items.

Can I complete my own repairs or use my own vendors? +

They do not recommend property owners scheduling outside vendors or performing their own maintenance. This can lead to complications, frustration, and places direct liability on the owner for repairs or further issues.

Does your team hire outside vendors for maintenance? +

They do a lot of in-house maintenance, including plumbing, electrical, carpentry, drywall & paint, HVAC, and landscaping. If work is outside their scope, they have trusted local vendors who respond quickly.

Do you have an On-Call team for after hours and holidays? +

Yes, for maintenance only. Their on-call team handles true emergencies and assesses them on the same day. Residents can submit work orders at any time.
